Real Estate Photography & Videography – Terms & Conditions



By confirming a booking or making payment, the Agent/Client acknowledges that they have read, understood, and agreed to the following Terms & Conditions.


1. Booking Guidelines

  • The online booking system is strictly for real estate property shoots. For any other type of shoot, please contact Stephen directly.
  • All bookings must include:
  • Accurate Google Maps location
  • If within an estate or complex, the correct physical address/unit details
  • For larger properties, additional time slots must be booked in advance and communicated accordingly.
  • Any relevant property details, access instructions, or restrictions must be added in the notes section.
  • The notes section is not intended for urgent communication - for time-sensitive matters, please contact Stephen directly.


2. Scheduling & Availability

  • If your client requests a specific date and no availability is shown, please reach out directly to explore alternative arrangements.
  • Agents are responsible for checking weather conditions before confirming a booking.
  • If weather conditions may affect the shoot, please communicate prior to cancelling or rescheduling.


3. Attendance & Access

  • The Agent or a designated representative must be available on-site or reachable at the time of the shoot.
  • If the Agent is not attending, client contact details must be provided in advance.
  • If access cannot be gained, or neither the Agent nor Client is reachable, the shoot may be cancelled and/or charged for.


4. Property Preparation

  • The property will be photographed and/or filmed “as is” at the time of arrival.
  • It is the Agent’s responsibility to ensure the property is clean, styled, and ready prior to the shoot.
  • While minor adjustments may be made to improve composition, Stephen Michael is not responsible for styling or staging.


5. Liability

  • While care is taken when moving small items for composition purposes, Stephen Michael accepts no responsibility for any damage or breakage during the shoot.
  • Clients are advised to secure fragile or valuable items before the session.


6. Payment Terms

  • Payment terms will be communicated via invoice.
  • All media (images and video) will only be delivered once full payment has been received.
  • Late payments may result in delays in delivery.


7. Cancellations & Rescheduling

  • Cancellations or reschedules should be communicated as early as possible.
  • Late cancellations or failure to provide access may result in a cancellation fee or forfeited booking.
  • Weather-related rescheduling will be handled reasonably where possible.


8. Creative Control & Deliverables

  • Stephen Michael retains full creative discretion over:
  • Angles and composition
  • Lighting
  • Editing and colour grading
  • Final delivered media will reflect the brand style and professional standard.
  • RAW/unedited files are not provided.
  • Any additional edits or revisions outside of the standard delivery may be charged at an additional rate.


9. Usage Rights

  • Media is licensed to the Agent/Agency for marketing and property listing purposes only.
  • Stephen Michael retains full copyright ownership of all content.
  • Media may not be resold, transferred, or used by third parties without prior consent.


10. Communication

  • Clear and timely communication is essential for a smooth workflow.
  • Urgent matters should always be communicated directly via phone or WhatsApp, not through booking notes.


11. Acceptance of Terms

  • Proceeding with a booking or making payment confirms full acceptance of these Terms & Conditions.
